Roof Inspections in The Village
We climb up, look closely and tell you what we found in plain words. You get photos of the problem spots, an honest read on how much life your roof has left, and a repair recommendation before anyone talks about a new roof.
What a Roof Inspection Tells You
Most roof trouble starts small. A lifted shingle, a cracked pipe boot or a gap in the flashing lets in a little water long before you see a stain on the ceiling. An inspection finds those spots while they are still cheap to fix.
We start from the idea that a sound roof with a few weak points should be repaired, not torn off. If your roof has reached the point where repairs would just be throwing money at it, we will say so and show you why. Either way, you leave the conversation knowing where your roof stands and what, if anything, needs doing.
It is also a good step before buying a home, after a rough hail season or when your roof is getting older and you want to plan ahead instead of being surprised.
What We Check on Every Inspection
- Shingles and roof surface
- We walk the roof when it is safe to do so and look for hail bruising, granule loss, curling, cracking and missing tabs. We also check for nails backing out, which is common after repeated hot and cold swings.
- Flashing and penetrations
- Chimneys, skylights, vents and pipe boots are where most leaks begin. We check the seals, the metal and the caulk around each one.
- The attic side of the roof
- Up in the attic, we hunt for dark rings on the wood, insulation that feels wet, pinholes of light coming through and boards that flex or look stained. This is also where we spot weak airflow, which cooks shingles from below and cuts years off their life.
- Gutters and drainage
- We look at how water leaves your roof. Sagging runs, clogged downspouts and loose fasteners can push water back under the edge shingles.
- Photos and written findings
- You get pictures of what we saw and a plain summary of each issue, ranked by how soon it needs attention.
Signs It Is Time for a Roof Inspection
A hailstorm just passed through
Hail damage is often invisible from the ground. A bruised shingle can look fine for a season, then start losing granules and letting water in. Oklahoma springs bring plenty of hail, so a look afterward is worth it.
Grit collecting in your gutters
Some loose granules are expected for the first few months on new shingles. If an older roof keeps shedding sandy grit into the gutters and downspout splash areas, the protective coating is going and the shingles underneath are next.
A water mark indoors
A pale yellow or brown patch on drywall, however small, tells you moisture got through somewhere. Water often runs along rafters before it drips, so the entry point outside can be several feet away from what you see inside.
Your roof is 15 years old or more
Shingles age faster under hard sun and big temperature swings. A check now helps you budget for what comes next.
You are buying or selling a home
Knowing the roof's real condition gives you something solid to plan or negotiate around.
How Your Inspection Visit Goes
- 1
A quick phone conversation
Tell us what you have noticed and when works for you. We will ask about the roof's age and any past repairs so we know what to look for.
- 2
Ground and gutter check
We walk around your home first, looking at the roofline, gutters, downspouts and any debris in the yard that hints at trouble.
- 3
On the roof
We check shingles, flashing, vents and valleys and photograph anything that matters. If the pitch or weather makes walking unsafe, we tell you and adjust.
- 4
In the attic
If you are comfortable with it, we head up through the hatch with a flashlight. We check the boards your shingles are nailed to, see whether the insulation is dry and even, and make sure air is moving in at the eaves and out near the peak.

Talking it through
We show you the photos and explain each finding. If a repair will solve it, that is what we recommend. If replacement makes more sense, we explain the reasons and what you gain by waiting or not.

What Affects the Cost of an Inspection
Inspection pricing depends on how much roof there is to cover and how hard it is to reach. We will talk through your situation on the phone so you know what to expect before we arrive. No surprises on the day.
- How big and how steep
- More square footage means more ground to cover on foot. A steep pitch slows every step and can call for roof jacks or a harness before we go up.
- Number of features
- Chimneys, skylights, dormers and several roof planes each add flashing and valleys to check.
- Attic access
- A pull-down ladder is quick. A tight hatch in a closet ceiling takes more time.
- The kind of report you need
- A homeowner checkup is simpler than a detailed write-up for a home sale or an insurance claim.
Common Questions About Inspections
Something not covered here? (405) 849-7849
How long will the inspection last?
Expect about an hour, a bit more for a large or steep roof. That includes reviewing the photos with you, which we never rush.
Do I need to be there?
Being there helps, because the attic is inside and photos make more sense in person. If your schedule won't allow it, we can still inspect the outside and call you later to go over each finding.
Will you try to sell me a new roof?
No. If repairs will keep your roof sound for years, that's our recommendation, and repair work makes up a big part of what we do. When replacement is the smarter choice, we show you photos and explain the reasons so you can judge for yourself.
Can an inspection support a hail claim?
Yes. We photograph the damage and write notes you can give your insurance company. We'll explain how claims typically go, but coverage is your insurer's decision, not ours. If repairs follow, our storm damage repair page describes how we handle them.
How often should a roof be inspected?
Once every year or two is a good rhythm, plus a check after any major hail or windstorm. Older roofs benefit from a look every year.
Do you look at the gutters too?
Yes. Drainage affects the roof edge, so gutters are part of every inspection. If they need repair or replacement, our gutters service takes care of it.
